St Croix River Cottage – Completed!

The St.Croix River Cottage remodel Landsted just completed was a project of considerable challenges. Being located within 200 feet of the high water mark of the nationally designated Wild River, many stringent regulations needed to be dealt with. The project needed to remain visually inconspicuous from the River, as well as have no impact on the amount of runoff which would enter the River during storms or snow-melt. It was the owner’s intention, as well as Landsted’s, for this project to leave a small footprint on the environment…both during and after construction.
The project, although not large, was complex given the level of detail and regulatory hurdles.
The dilapidated cottage, built in the 50’s, had been allowed to fall into a state of severe disrepair. Many of the walls, the windows, roof, heating, electrical, plumbing needed to be completely replaced.

The Kitchen

The 2 sided fireplace and skip sawn oak flooring

Geothermal lines were bored horizontally in to the river bluff. The skip-sawn white oak flooring was set over warm-board tubing, providing heated floors throughout the main level. Radiant tubing in the lower level ceiling, used heat pans to reflect the heat downward, warming the polished concrete flooring. Colsed-cell icynene insulation was used, to give the structure better insulation with the 4” walls than today’s normally insulated 6” walls can provide.

The kitchen is wonderful, with Carrera marble countertops, and a fabulous appliance package. The original fireplace was torn out, and replaced with a two-sided wood-burning unit on the lower level, and a two-sided gas unit on the upper level, both featuring natural limestone quarried from the area. A custom finlandia sauna will be a big hit, as will the large play loft on the third level. The huge deck, overlooking the River is set up for a future hot tub.
